Most roofing keyword lists give you words. This one gives you numbers — how many people search each term, how hard it is to rank for, what advertisers pay per click, and whether the searcher is a homeowner or a building owner.


The CPC column is the one that matters most, and almost nobody publishes it. Cost-per-click is the market's own estimate of what a lead is worth. When advertisers pay $19 for one click on "commercial roof repair" and $3 for "roof replacement," they're telling you something the volume numbers hide.

Every keyword is tagged by who's searching:


  • R — residential. Homeowners.
  • C — commercial. Building owners, property managers, facility directors.
  • Both — genuinely mixed intent, and the page you build needs to serve both.
  • Trade — other roofing contractors, not customers. Useful to know so you don't build a customer-facing page for them.


If you only do residential, skip every C row. If you're commercial-only, jump to Tier 5 — and read the note underneath it, because your list is shorter but worth considerably more per lead.

National difficulty scores understate local competition."Roof inspection" scores 0 out of 100 nationally. In Dallas you're competing with fifty roofers who all want it.

Use difficulty to compare terms against each other , not as a promise about your market. A difficulty-2 term is a better first target than a difficulty-47 term. That's all it tells you.

Tier 1 — Emergency and urgent

The highest-value leads on the board. Someone searching these has water coming through a ceiling and will call the first credible result they find.

Look at the last few rows. "Emergency roofing company" has modest volume but a $30 cost-per-click, at difficulty 0. That combination — low competition, high commercial value — is the single best starting point for most roofing companies.

The financing terms deserve particular attention, and they're residential almost without exception — commercial buyers use capital budgets, not consumer financing. "Roofing contractors that finance" has 700 searches at difficulty 0 and a $15 CPC. If you offer financing and don't have a page saying so, that's a page worth building this month.

Tier 4 — Storm and insurance

Seasonal, and the highest-ticket work most roofers do.

The last two are tagged Trade for a reason: those aren't customers, they're other roofing contractors shopping for insurance. High CPC, zero relevance to you unless you're selling to the trade. This is exactly the kind of row that ends up on auto-generated keyword lists with no warning attached.

Tier 5 — Commercial

Lower volume, dramatically higher value. Commercial demand also stays flatter across the year rather than spiking with storm season, which is why commercial work stabilizes a roofing company's pipeline.

"Commercial roof repair company" at a $35 cost-per-click is the most expensive term in this entire dataset. "Church roof replacement" is the sleeper — 800 searches, difficulty 0, $16 CPC, and almost nobody targets it.

If you're commercial-only, read this

Your keyword list is roughly a quarter the length of a residential roofer's. That sounds like a disadvantage. It isn't.

Compare the two columns. Residential terms cluster between $0.30 and $3.00 per click. Commercial terms in the same table run $16 to $35. Advertisers set those numbers based on what the leads close at, so the market is telling you a commercial lead is worth roughly ten times a residential one.

Three things follow from that:

  • Your whole list is Tier 5, plus the inspection and assessment rows from Tiers 1 and 3. Everything tagged R is noise for you, however good the volume looks.
  • Difficulty matters less than it does for residential. A difficulty-40 term worth $35 a click is a better investment than a difficulty-0 term worth $0.30. You can afford to fight for these.
  • Building type beats service type."Church roof replacement" at difficulty 0 is the template — warehouses, schools, apartment complexes, restaurants, medical offices. Each is a page almost nobody has built, and each names a decision-maker with a budget.

Tier 6 — Material-specific

Material terms split more cleanly by segment than anything else on this page. Flat roofing is overwhelmingly commercial; shingle, tile and slate are residential; metal genuinely spans both.

Tier 7 — Research and cost

These don't convert immediately. They capture homeowners six to eight weeks before they buy — and whoever educated them usually gets the call. Almost entirely residential: commercial buyers request proposals rather than googling costs.

Tier 8 — Gutters and siding

Most roofing companies also hang gutters. Many sell siding. Almost no roofing keyword list covers either, which means competition for these terms is thinner than for roofing itself — and the cost-per-click figures are higher than most roofing terms.

This tier is residential almost end to end. Commercial buildings use internal drainage rather than hung gutters, and commercial cladding is a separate trade.

One caution. Only build these pages if you genuinely offer the service. Ranking for gutters when you don't hang gutters produces calls you have to turn down — and turned-down calls teach Google your page didn't answer the search.

Why most roofing keyword lists are partly useless

Worth knowing before you use anyone's keyword list, including the ones ranking above this page. Most are generated by pulling everything a tool returns for "roof," "gutter" or "skylight" and publishing the output.

When we ran that same pull, the highest-volume result was "skylight calendar" at 454,000 monthly searches. It's a Costco digital photo frame. Also near the top: "ulnar gutter splint" at 8,600 searches, a medical device for hand fractures.

Neither will ever bring a roofing company a job. Both appear on published roofing keyword lists.

The filter is simple, and worth applying to any list you're handed: could the person searching this actually hire you? If you can't picture them standing in a driveway looking at their roof — or a facilities manager standing on one — the term doesn't belong in your strategy no matter what the volume says.

How to actually use this list

Five rules, in order of how much they matter.

1. Filter by segment first

Before anything else, delete every row that isn't yours. A residential roofer chasing "commercial roof repair" and a commercial roofer chasing "roof replacement cost" are both building pages that will attract the wrong caller. The Type column exists to make that a two-minute job.

2. Add your city to everything

Don't chase the 110,000-volume national terms. "Roof replacement" nationally is dominated by Angi, HomeAdvisor and manufacturer sites, and a local roofer will not outrank them.

Add your city instead. A fraction of the volume, a fraction of the competition, and every single searcher is inside your service area. Here's what that looks like in real markets:

Notice "roof repair charlotte" at difficulty 2 with a $25 cost-per-click. City terms are frequently easier and more valuable than the national versions. This is what local landing pages exist to capture.

3. Start with the difficulty 0–5 rows

Emergency, inspection, storm, financing and material-specific terms are consistently the least contested and among the highest CPC. Cross-check against Google Search Console too — you may already be getting impressions on terms you never targeted.

4. Follow the CPC, not the volume

"Commercial roof repair" at 12,000 searches and $19.00 is worth more than "roof replacement" at 110,000 and $3.00. Advertisers have already priced in what those leads close at. Volume tells you how many people are looking; CPC tells you how much they're worth.

5. Build one page per service, not per keyword

"Roof leak repair," "leaking roof repair" and "roof leak repair near me" are one page, not three. Splitting them is the most common way roofing sites end up competing against themselves — and it's the first thing we fix in a roofing website rebuild.

The one place a split is justified: residential and commercial versions of the same service. "Roof replacement" and "commercial roof replacement" are different buyers with different budgets, timelines and decision processes. Those genuinely need separate pages.

Seasonality: when to publish what

Storm and hail terms spike in spring and early summer across most of the country, then collapse in winter. Inspection terms rise ahead of storm season and again in autumn. Commercial terms stay flat year-round — which, if you do both, means commercial content is what carries you through a quiet January.

The practical consequence: build storm content in January and February so it's indexed and mature before the terms spike. Publishing in May is publishing too late — new pages take months to gain traction, and by the time yours ranks the season is over.

Roofing terminology: the words homeowners actually use

"Roofing keywords" means two different things depending on who's searching. Some people want SEO terms. Others want the vocabulary of the trade — and that second group includes a lot of homeowners trying to understand an estimate they've just been handed.

That gap matters commercially. A homeowner searching "what is a roof valley" is usually holding a quote they don't understand, and explaining it is a conversation you can win.

Structural terms

  • Decking (sheathing) — the plywood or OSB layer the roof is built on
  • Rafters and trusses — the framing that carries the roof's weight
  • Ridge — the horizontal peak where two slopes meet
  • Valley — the internal angle where two slopes meet, and the most common leak point
  • Eave — the lower edge, usually overhanging the wall
  • Fascia — the vertical board at the eave that gutters attach to
  • Soffit — the underside of the overhang, usually vented
  • Pitch — the slope, as rise over run (a 6/12 pitch rises six inches per twelve)

Material and component terms

  • Underlayment — the water-resistant layer between decking and shingles
  • Ice and water shield — self-adhering membrane at eaves and valleys
  • Flashing — metal sealing joints around chimneys, walls and valleys
  • Drip edge — metal at the roof edge directing water into the gutter
  • Ridge vent — ventilation running along the peak
  • Starter strip — the first shingle course, which seals the bottom edge
  • Square — 100 square feet of roof area, and how roofing is measured and priced

Commercial roofing terms

  • TPO, EPDM, PVC — the three main single-ply membrane systems for flat roofs
  • Built-up roof (BUR) — the traditional layered tar-and-gravel flat roof
  • Modified bitumen — asphalt membrane in rolls, common on low-slope roofs
  • Tapered insulation — insulation cut to create drainage slope on a flat deck
  • Roof coating (restoration) — a fluid-applied layer that extends life without a tear-off
  • Parapet — the wall extending above the roofline on many commercial buildings

Trade slang you'll hear

  • Tear-off — removing the old roof rather than layering over it
  • Overlay (roof-over) — installing new shingles on top of old ones
  • Blow-off — shingles lost to wind
  • Nail pop — a nail backing out and lifting the shingle above it
  • Bald shingle — a shingle that's lost its protective granules
  • Storm chaser — an out-of-area contractor following hail events
